In the Practice we are able to offer a full design service which can take your project from inception through to completion. We are able to produce all of the required Planning and detailed Building Regulation drawings and produce specifications for your individual project. This will produce a complete set of information that will enable you or the chosen contractor to construct the project in accordance with your requirements and the statutory requirements.
The Practice will normally commence the work on your project by undertaking either a Topographical Survey or a Full Measured Building Survey of the existing property. This will enable a full set of digital drawings to be produced of what is actually on site and help aid how it can be developed.
It is then imperative that we fully understand the Client’s Brief before we undertake the design work. The production of this brief is undertaken in close discussion with you to enable us to fully understand your needs and requirements from the end product, the timescales involved and the budgetary constraints for the project.
The next step will be obtaining Planning Permission. This will involve the production of the proposed drawings that will be agreed with you the Client. We will submit the application on your behalf and ensure all the necessary reports, such as Wildlife Surveys and Design and Access Statements are submitted. We will then liaise with the Planning Officer to ensure that a successful outcome is achieved.
The preparation of Building Regulation drawings will detail exactly how the building will be constructed and the materials to be used. This can be supplemented by a detailed Specification and if required, a Schedule of Works for the project and we will also ensure any additional structural calculations or SAP calculations are submitted with the application. The application will be submitted to either a Local Authority Building Control or an Approved Inspector who will then check the plans and approve the works on site.
If you are building a new house or a flat and require a mortgage, or your purchaser requires a mortgage, you will require a Council of Mortgage Lenders Certificate. We have experience in monitoring and issuing of these certificates on over two hundred properties throughout the South of England. We will inspect the property throughout its construction and issue certificates on completion of the works.
